Frequently Asked Questions

These are some questions that one should ask a Building inspector before hiring their services.

1. What are your qualifications and experience?
I am a Trade qualified Carpenter and Joiner, Licensed Builder and Licensed Building Inspector. I commenced my trade at the age of 15 and have been involved in building ever since.

2. What is your license number and how long have you been doing building inspections?
BSA Lic 15136. I have been working full time as a building inspector since 1995

3. Do you have current professional indemnity and public risk and who is the insurer?
Pacific International Insurance. Underwriter: Rapid Solutions Pty Ltd. Policy No AUS-09-5261

4. Are you a member of an industry association and if yes, do you follow their code of conduct?
Yes to both. HIA (Housing Industry of Australia) and also Master Builders.

5. As part of the inspection, do you go right through the roof space, sub-floor and roof where possible?
Yes. I inspect everywhere possible. Since 1995, I have left a business card at the furthermost point in all accessible roof spaces with the date I was there.

6. What will the report cover and what format do you use?
I use the RSA format and the report covers all areas possible, describing the building including types of material used, any structural problem, areas conductive to structural, major expenses that are not structural, then down to areas requiring maintenance. All areas assessed considering the age of the building.

7. How long before I can have the completed report?
The typed up report is emailed to you the night of the inspection and the hard copy is posted the next day.

8. Can you call me with a verbal report on the day of the the inspection? If so will this cost extra?
There is no extra charge for a verbal, also anyone who wishes to come along to the inspection is welcome. Being trade qualified, I can also advise on possibilities of potential renovations.

9. Do you follow the current Australian Building Standard (AS 4349.1 - 2007) for all inspections?
Yes. I do have a copy and do follow this standard.

10. Are you independent of the vendor and their agent?
Definitely yes. I am a totally independent Building Inspector and I am not affiliated in any way to any agent and I do not give or receive commissions to obtain recommendations. I rely on my "quality to perform my job" and my life long experience in this field as my best form of recommendation.
